Job Responsibilities:
The intern will support a variety of functions within PGIM Real Estate (Japan) Ltd. including, but not limited to, transactions, asset management, investment research and client services.
Transactions
The intern will support the transaction team in the preparation of feasibility studies for new investment opportunities which will include both financial modeling and research analysis. He/she will also provide support for ongoing due diligence activities and development of materials (i.e. investment committee memorandums) to other teams and/or clients. In addition, the intern may also assist with ongoing divestment activities.

Asset Management
The intern will focus on asset cash flow modeling using the ARGUS modeling software and enhancing presentation materials for the team. He/she will have exposure to support research initiatives on benchmarking exercises and lease negotiations for the existing real estate assets. The intern will gain an understanding of how the real estate asset management activities have an impact on the fund’s performance and acquire valuable software skills used in the real estate industry.

Compensation: We will pay the intern an allowance of JPY175,000 per month to cover meals and miscellaneous expenses incurred during the placement. To the extent required by law, the Company will deduct any statutory contributions from the monthly allowance. The intern may be eligible for a monthly commuting allowance in the Tokyo metropolitan area that will be determined in accordance with Company regulations.

From the mutually agreed date of June or early July

Long-term Internship 6-month program:
First-half, from Jan to Jun (Closing date for application: Nov 15th)

Working Hours
The standard office hours will be 9.30am to 6.30pm, Monday to Friday.
